Veno Properties has managed residential rental properties across the Capital District since 2018. We're a full-service operation — our own maintenance technicians and vans, dedicated leasing, accounting, and operations staff, and real systems behind all of it.

Growth, though, has always come from referrals and inbound calls. We've never had anyone dedicated to going out and finding new business.

This is that role, and it's a new seat. No property management experience required.

THE ROLE

This is an outbound sales job. Most of your time will go to finding property owners who are managing their own rentals, earning their trust, and signing them to management agreements. Some leads we'll hand you. Most you'll find yourself.

  • Cold outreach to owners of small and mid-size rental properties — phone, text, email, in-person
  • Consultative conversations with owners and investors about their properties and their numbers
  • Close new management agreements and add doors every month
  • Target property management companies whose owners are winding down or burning out. A single conversation there can move dozens of doors at once
  • Build referral relationships with agents, investors, attorneys, and lenders
  • Represent Veno Properties at local networking events and investor meetups
  • Run your pipeline in the CRM
  • Occasional on-camera video content so owners in this market recognize our name

What we're looking for

  • 2+ years of outbound sales in any industry. Equipment, insurance, home services, auto, software, financial services. What you sold matters less than whether you carried a number and hit it.
  • You've made cold calls and you're willing to keep making them. That's most of the job in month one.
  • You can hold a substantive conversation with a business owner who has money on the line.
  • You manage your own pipeline in a CRM without being reminded.
  • You're comfortable on camera. You don't need to be a creator.
  • You live somewhere in the Albany Capital Region.
  • Valid driver's license, reliable vehicle, clean driving record. Background check before hire.

COMPENSATION

  • Base: $60,000, paid from day one regardless of production.
  • Commission: paid per unit you sign. The rate per door increases as your production grows, and it's uncapped.
  • Plus a bonus on any seller lead you source that we end up buying.
  • Realistic first-year earnings: $80,000–$100,000, with meaningful room above that for a strong year.

We'll walk you through the full commission schedule on our first call. It's simple, it's written down, and you'll be able to calculate your own earnings from it before you ever accept an offer.
